The key to
managing asbestos is to:
Identify its location
Identify its type (through laboratory testing)
Assess its condition
Work out how best to manage the asbestos to prevent a release of fibres
This is a statutory duty for all owners or controllers of premises and can be achieved by carrying out an appropriate survey as follows:
Management Survey - In this survey a representative number of samples are taken of any suspect materials and analysed in a laboratory. The purpose of this type of survey is to protect those people who regularly use and upkeep the structure or building from any inadvertent fibre release due to their occupation or use of the building. It is therefore very thorough and the report is used to assess the level of risk to the users of the building and therefore the appropriate management of materials containing asbestos. This survey is the most widely used in order to allow building owners and controllers to comply with the regulations.
Refurbishment Survey - This survey is undertaken prior to major refurbishment or demolition and is required to locate all asbestos within a building in order to prevent fibre release when building is undergoing work which may affect its fabric. It is therefore a more destructive inspection and investigation process. Samples are taken in the same way as for a management survey.
